Questions

Q: What kind of pets do you allow? Do you permit exotic pets?
A: Cats and Dogs up to 70 pounds permitted. Limit 2 indoor pets per apartment. No exotic animals allowed.
Q: How many pets may I have?
A: Up to 2 pets.
Q: Are there any deposits, special fees, or monthly charges to have a pet?
A: One-time Non-refundable Pet Fee of $500 for the first Pet plus $250 for the second pet. There is a monthly Pet Rent of $20 per Pet.
Q: What must I bring to tour an apartment?
A: A valid government ID
Q: What are your fees and monthly charges?
A: Please see a Leasing Professional for a listing of all fees and monthly charges.
Q: What are the income and credit qualifications?
A: The combined household gross income must be at least 3x the rental amount.
Q: What is acceptable proof of income?
A: All monthly income will be verified. Income verification is required prior to final approval of the application for residency. One or more of the following documents must be submitted by the Applicant or Guarantor within 48 hours of the date of application: Last two paycheck stubs, current bank statement showing recurring payroll deposits, last year's income tax return. Due to the incidence of fraud in rental applications, we may request all verification documents be tendered by the applicant in "hard copy" format. Applicants whose proof of income is bank statements showing cash deposits will need to provide verification of income via tax returns.
Q: What happens if I qualify for an apartment, but my roommate does not?
A: All residents living in an apartment must qualify to live at the property.
Q: Is my security deposit totally refundable?
A: Yes, as long as there are no damages assessed to the apartment.
Q: If I get a job transfer, can I break the lease?
A: Please see the Early Termination Addendum.
Q: Can I change to a month-to-month lease plan after my first year?
A: MTM is available upon renewal at Market Rent plus a monthly MTM Fee.
Q: What utilities are included in my lease?
A: Pest Control.
Q: How long is the term of the lease?
A: Minimum of 7 to a maximum of 13 Month's lease.
Q: Do you accept leases for short terms?
A: The shortest term accepted is a 7 Month Lease Agreement.
Q: Am I required to have renters insurance?
A: Yes.
Q: Do you offer furnished apartments?
A: We can connect you with Cort Furniture for exclusive rental packages as a ZRS resident.
Q: Do you offer corporate apartments?
A: Not at this time.
Q: If something needs to be repaired in my apartment, how do I report it?
A: The resident portal online or contacting the office directly.
Q: When is my rent payment due?
A: Due on the 1st and late as of the 4th.
Q: What day of the month am I liable for a late charge?
A: The 4th of the month.
Q: Will you accept electronic payments from my bank?
A: Yes.
Q: Is there a place where I can pay my rent after office hours?
A: Online through the resident portal.
Q: There is a person who might be staying with me for a while, is that permitted by the lease?
A: Anyone that stays in a unit for more than 2 weeks, must qualify and be placed on the lease agreement.
Q: Do you have reserved parking?
A: General parking is offered throughout; however, we do offer a reserved Carport for a monthly fee.
Q: I have a motorcycle, where can I park it?
A: In a regular parking spot like a car.
Q: My children live with me in the summer; do I need to notify your office when they arrive?
A: Yes, all occupants in the apartment should be noted in the file and if over the age of 18 must qualify to live on site.
Q: Can I install my satellite dish at my apartment?
A: Not without management's approval.
Q: Do you have cable services?
A: Cable is offered through Comcast Cable or AT&T
Q: Does the property have a fitness center?
A: Yes, open 24/7.
Q: Does the property have a swimming pool?
A: 2 refreshing pools.
Q: Does the property offer on-site recycling?
A: Yes.
Q: Are gas grills permitted at your property?
A: Not on any of the balconies or within 10 feet from the building.
Q: Is there any additional storage space available at your property?
A: No.
Q: Are residents permitted to paint their apartment?
A: Yes, as long as it is restored to the original color upon move out.
Q: Will you accept my delivery packages for me?
A: Packages with no signature required will be accepted with the exception of large boxes, electronics or anything labeled that would be a high worth item.
Q: Do you have a list of Preferred Employers?
A: First Responders, Broward County Teachers, Memorial Healthcare System
Q: How is your property different from the competition?
A: 1) The property is a gated community.
2) New, upgraded units are offered.
3) The Lakes has spacious floorplans.

Excluded dog breeds include Akita, Alaskan Malamute, American Bull Dog, American Pit Bull Terrier, American or Bull Staffordshire Terrier, Bull Terrier, Chinese Shar-Pei, Dalmatian, Doberman Pinscher, Presa Canario, Pit Bull, Rottweiler, Siberian Husky, Stafford Terrier, Chow, German Shepherd and any mix thereof. Letter required by Certified Veterinarian for proof of breed, weight, and required vaccinations.
